Michael Presser of PSRS arranged the $4.5 million acquisition financing of a 57,964-square-foot industrial property in Hartland, Wisconsin. The single-tenant facility features six drive-in doors, six recessed loading docks, and 122 parking stalls. Financed through a local bank, PSRS secured a loan with a 74% loan-to-value ratio, structured with a 12-month interest-only period followed by a 25-year amortization. A notable aspect of this transaction was the lender’s aggressive underwriting approach, which enabled the deal to close at a debt coverage ratio of less than 1.20x.
