Mortgage Banker Spotlight: David Hamilton

David Hamilton is a Principal in PSRS’ San Diego office and joined PSRS in 2013 after attending the University of San Diego for his undergraduate studies, where he received his Bachelor of Finance degree and graduated Cum Laude. Mr. Hamilton began working part-time for PSRS after some real estate courses at USD piqued his interest, and he decided to pursue a career in real estate with PSRS upon graduating. During his time with PSRS, he has closed apartment, office, medical office, retail, hospitality, industrial, and self-storage loans. Real estate runs in his family; his mother is a residential realtor and his brother a tenant representation broker. In addition to real estate, he is passionate about sports, current events, international relations, politics, and history. Mr. Hamilton is affiliated with the NAIOP and Urban Land Institute chapters of San Diego.

Why did you join PSRS?

I joined PSRS because I wanted to be at a small-medium sized company with direct access to the partners at the firm and the eventual opportunity to have an equity interest.

Where do most of your deals come from and who do you prefer to do business with?

I’d say that most of my deals come from repeat borrowers but I never turn down a referral! I prefer to do business with people who leverage my skill set to essentially be their in-house mortgage consultant.

What is an example of a notable recently closed deal that you’ve done?

I recently closed a $44 million medical office portfolio loan secured by four medical office buildings in Southern California. The high-leverage, non-recourse loan had a floating interest rate and a flexible pre-payment structure. The creative deal included a refinance of the existing portfolio in tandem with the acquisition financing of a $13,500,000 Encinitas, CA medical office building. By tapping the substantial equity in the existing three assets, the borrower was able to purchase the fourth property without writing a check. I also pride myself on having closed many loans on specialty property types such as hotels and self-storage facilities.
