MBA CREF 2026 Recap: Navigating the Surge in Lender Liquidity
The 2026 MBA CREF Conference in San Diego confirmed that the commercial mortgage markets have entered a new phase of high liquidity and intense competition. While the “wait and see” era of the last few years has officially concluded, a new operational reality has emerged for borrowers: managing lender bandwidth in a high-volume environment.
The Triage Era of Underwriting
A recurring theme throughout the conference was the sheer volume of inbound loan requests. Lenders are entering 2026 with mandates to significantly increase, and in many cases double, their production volume. However, the operational capacity of underwriting teams remains a bottleneck.
As a result, many Life Insurance companies are adopting an “early-stage triage” approach. The first screen for a new opportunity is often the source. Lenders are increasingly prioritizing submissions from trusted correspondent mortgage banking partners. By focusing on deals that have been pre-vetted by long-standing relationships, institutions can maintain the velocity required to meet their aggressive 2026 targets.
The Return of the 10-Year Term
After several years of short-duration and bridge lending dominance, 10-year fixed-rate debt has returned as a primary focus. With the 10-year Treasury yield expected to average around 4.2 percent, the predictability of long-term costs has provided the stability needed for a return to traditional non-recourse financing.
Lenders are also responding to the demand for exit optionality. We are seeing a meaningful shift toward improved prepayment flexibility in the back half of long-term loans, which provides sponsors with better sale and refinance opportunities later in the cycle.
2026 Sector Pricing and Sentiment
Multifamily | Highly Coveted
-
Sentiment: The most sought-after asset class for 2026. Lenders are aggressively pursuing deals, including those in the early post-construction lease-up phase.
-
Pricing Benchmark: Spreads ranging from +110 to +125 bps.
Industrial | Strong Demand
-
Sentiment: Demand remains high for logistics and distribution centers. Lenders view this as a low-risk alternative to multifamily.
-
Pricing Benchmark: Spreads typically +120 to +135 bps.
Retail | Steady Performance
-
Sentiment: Market capacity is high, with a strong preference for grocery-anchored and shadow-anchored necessity centers.
Expanding Asset “Strike Zones”
To meet record production goals, lenders are widening their criteria. Multifamily remains the most sought-after asset class, but lenders are now targeting properties earlier in the post-construction lease-up process. Furthermore, the “taboo” on office properties has lifted for assets with strong underwriting metrics and prime locations, particularly within the medical office space.
Spotlight: Protective Life’s Flexibility Strategy
For borrowers who prioritize agility, Protective Life has introduced a notable structure that addresses the friction of traditional prepayment penalties. Their “Hot Money” program allows for a 1.25 percent to 1.50 percent fee at closing in exchange for a zero prepayment penalty after an initial lockout period, typically two years. This represents a significant tool for sponsors planning a mid-term exit in a stabilizing rate environment.
Looking Ahead: Strategic Move for 2026
With nearly 1 trillion in commercial debt maturing in 2026, the demand for refinancing will be consistent throughout the year. The current recommendation for borrowers is to move early. Market appetite is at its peak while annual allocations are fresh and strike zones are at their widest.
-
Pricing Benchmark: Competitive pricing for stabilized, high-traffic locations.
Office | Selective Growth
-
Sentiment: No longer “taboo.” Lenders are selectively quoting well-located Medical Office and prime Class A assets with strong tenancy.
-
Pricing Benchmark: Story-driven pricing based on location and lease duration.
