Commercial Real Estate Property Manager

Summary:

Pacific Southwest Mortgage is seeking an experienced commercial real estate property management professional to oversee property operations and tenant relations on a day-to-day basis for our commercial properties located in San Diego.  The Commercial Real Estate Property Manager will join a small but high performing team reporting to the Director of Operations.  Responsibilities include creating an atmosphere that fosters superior tenant relationships, coordinating tenant requirements, and overseeing the work of third-party vendors and service providers.  The ideal candidate will have a network of commercial real estate vendors and contractors, be able to demonstrate exceptional customer service skills and have experience and comfort interacting with broad and diverse members of the general public.

The position requires working onsite during regular business hours in the management office of our Hillcrest property with occasional travel to our Kearny Mesa location.

Responsibilities:

  • Create an environment that fosters superior tenant relations.
  • Understand, maintain, and enforce policies set by ownership.
  • Monitor property and equipment, and conduct inspections.
  • Coordinate and oversee tenant Improvements and maintenance requirements.
  • Oversee the work of third-party vendors and service providers.
  • Prepare and oversee work orders, and track leases, vendor agreements, contracts and insurance coverage, as needed.
  • Act as Construction Manager on capital and tenant improvements.
  • Prepare CAM billings.
  • Collect rents and other payments from tenants.
  • Prepare and maintain annual budgets.
  • Work with Accounting on invoices and monthly budgets.
  • Maintain and update files.

 Qualifications:

  •  5+ Years of direct, onsite experience as a Property Manager.
  • 7 + years of commercial property management experience
    (office, medical office, industrial and/or life science).
  • 4-year college degree (BA or BS in Business or Accounting a plus).
  • Excellent people skills.
  • Advanced typing and computer knowledge in both Systems and Real Estate related software.
  • Able to work independently and lead an onsite team.
  • Ability to prioritize workflow, make decisions and meet deadlines.
  • Extremely organized.
  • Notary Public a plus.

Skills/Software:

  • Advanced computer skills (especially Outlook, Adobe Acrobat, Word, and Excel).
  • Yardi and/or other real estate related software and system knowledge.
  • Zoom, Microsoft TEAMS and/or other online meeting software knowledge.
  • Smartsheet or other end to end work management tool(s) would be a plus.

PSRS is an Equal Opportunity Employer and offers a competitive salary and benefits package. Compensation for this role has a target range of $75,000 to $85,000 annually (with discretionary incentive bonus opportunities).
